Have you ever wonder why some real estate agents will use the word ‘home’ if you are
buying a real estate and will use the word ‘house’ if you are selling it. This is because
when we buy our first home, we put so many emotions in it.  Usually, it’s an emotional
decision that makes us buy that home.  That’s why it becomes a big issue when it’s time to
sell this property.  Sellers tend to overprice their property because they even put a “value
added emotion cost” to the property.  Sellers need to detach their emotion first from this
house.

Why do we need a Real Estate Professionals? Real Estate Professionals are unbiased and
sees things objectively.  Sellers may find things inside and outside the house perfectly fine
but in the eyes of outsiders like Real Estate Professionals and potential buyers, these
things may stand out as needing attention.
Evaluate the outside appeal of your house
Have you ever heard the saying “First Impression Last”? In most cases it’s true. There
many prospective buyers who will only drive by your home if they don’t like what they see
outside your home. As much as possible, you (the Seller) want every person who stops and
looks at your house to come in to see more.  There are three primary components that you
may want to keep properly maintained: the front entrance, the rest of the front of the
house, and landscaping.
Evaluate the inside appeal of your house
Once you succeeded in making potential buyers go inside the house, buyers now have an
opportunity to establish the emotional connections that really drive the buying decisions.
Replacing a tired old vinyl floor in the bathrooms and kitchens can brighten it up. Carpets,
walls, floors, counter tops and ceilings should all be reviewed with a critical eye.  Use good
quality (but not necessarily expensive) materials.
Be Patience
It usually takes an average of two (2) to three (3) weeks in the market before a new listing
gets notice.  There are instances wherein it takes a lot longer, depending on your property’
s location and your asking price.  Be patience and try to get a regular meeting with your
real estate agent.  A good real estate professional should be upfront with you in all matters
and issues.
